Apartement and offices

Biocircularly renovated, furnished with self-designed furniture from our own workshops and surrounded by an edible garden we designed and created ourselves. This overall project brings together all our skills, craftsmanship, creativity and vision.

The Wagenhuis is part of one of the oldest textile factories in Ronse. To make the building ready for at least another 140 years, we designed a flexible renovation plan based on three future scenarios:

1. flats,
2. rooms with private bathroom and shared living kitchen,
3. studios and offices.

This allows the Wagenhuis to easily move with changing needs.

We deliberately avoided harmful materials such as PUR and opted for natural and ecological insulation that is not only thermally and acoustically strong, but also has excellent moisture regulation. We worked with a mix of recycled cotton (from old clothes), wood wool and cork.

In the renovation, we used sustainable and natural materials such as wood, rammed earth, cork, loam plaster, cement-free lime plaster and circular concrete. This combination contributes to a healthy and pleasant indoor climate.

Each room was given a view of greenery, providing a natural connection to nature. Air-purifying plants improve indoor air naturally. The garden consists of 95% edible species and stimulates the senses. The open horse stable was given a new function as a patio. Secluded from wind and view, it is a great place to relax.

The neglected roof was replaced by a green roof, equipped with high-performance solar panels and a heat pump with Qstore storage tank. Combined with the natural insulation, this ensures exceptionally low energy consumption: E22 on the first floor and E30 on the ground floor.

For the interior, we reused parts from old looms and locally harvested materials. The artful furniture is screwed as much as possible, so that it is easy to dismantle. The result is a sleek, pared-down interior where industrial heritage and nature come together harmoniously.
